Marina — highest nightly rate, easiest to fill
Vilamoura Marina is the recognised name — guests search for it directly on Airbnb and Booking. Peak nightly rates are the highest in Vilamoura, and shoulder-season occupancy holds up thanks to weekend and golf traffic. Apartments dominate the inventory here.
Best for: investors who want the easiest fill and are happy with apartment ownership (no private pool). Downside: nightly HOA / condomínio costs, and stricter building rules on short-let.
Old Village — the sweet spot for families
Quieter than the Marina, still within walking distance of it. Shared pools, mature gardens, family-friendly. Books strongly in May–October with lower risk of party-guest issues.
Best for: 2–3 bedroom apartments aimed at families and multi-generational groups. Steady, less peaky demand.
Falésia — sea view is the moat
Beachfront or cliff-top with views over Praia da Falésia. The view premium is the biggest single price lever in Algarve short-let — a genuine sea view can add 40–80% to nightly rate versus a comparable inland unit.
Best for: investors buying for view specifically. Verify "sea view" isn't marketing spin — the ones that command the premium have unobstructed cliff-top or beach frontage.
Aldeia do Golfe — premium villas
Detached villas on and around the Old Course and Pinhal fairways. Highest ticket price per booking, longest average stay (usually a week+), golfer and HNW-family clientele. Weekly rates in peak can hit €4,000–€7,000+.
Best for: buyers with the budget for a private-pool villa (€1.2m+) who want the top of the rental market. Pricing needs to be handled carefully — a bad shoulder-season quarter here has a bigger absolute impact than in the Marina.
