1. Scope
These terms govern the management services Vilamoura Property Lda ("we", "us") provides to clients ("you") in Vilamoura, Quinta do Lago and Vale do Lobo.
2. Fees
All fees are disclosed on the pricing page and the executed management agreement. Third-party vendor invoices are passed through at cost with no markup. Original vendor documentation is attached to every monthly statement.
3. Term & termination
The initial term is twelve months, renewing month-to-month thereafter. Either party may terminate with 60 days' written notice after the initial term.
4. Client responsibilities
You are responsible for property insurance, structural repairs beyond routine maintenance, and mortgage or condominium obligations. We coordinate but do not underwrite these.
5. Governing law
These terms are governed by the laws of Portugal. Disputes fall under the exclusive jurisdiction of the courts of Faro.
