Every property has its list of small niggles, and eventually something breaks mid-booking. These are the tradespeople we actually call when it does — licensed where they need to be, fairly priced, and used to working around guest schedules.

Vetted, independent, no kickbacks. You contract and pay every provider directly. If a trade underperforms for one of our owners, they come off this list.

Why it matters

Mid-booking failures are expensive

A broken A/C on a 35°C night is not a repair problem, it's a refund problem. Airbnb will side with the guest, refund part of the stay, and note the incident on your response-rate score. Whether the fix takes 90 minutes or three days is the difference between a 5-star review and a formal complaint.

The trades below are on this list because they answer the phone on Saturdays in August, quote fairly, and file the paperwork we need for the annual Alojamento Local safety inspection. Slow or overpriced trades don't survive one season here.

From guest message to fix

A guest reports an issue in-app; we diagnose it in under 15 minutes (often just a tripped breaker or a filter), and if it needs a trade we call the right one direct from this list. Photos, arrival window and outcome flow back into a single WhatsApp thread you're on.

For preventive work — annual safety inspection, HVAC service every spring, water-heater descale — we schedule during your low-season gaps so nothing lands in a peak week.

Salt-laden air corrodes external fittings and A/C outdoor units faster than inland — plan on external tap and shower replacement every 4–5 years, not 10. Water hardness clogs shower heads and kitchen mixers; a descale every 6 months is cheaper than a replacement.

Power dips during summer thunderstorms trip breakers on ovens, fridges and A/C compressors. Every property we manage has a surge-protected consumer unit — a €400 upgrade that pays for itself the first time it saves a fridge full of guest groceries.

Common questions

What happens if something breaks during a guest's stay?+

Anything that stops the property from being usable — a broken A/C in August, no hot water, a blocked toilet — needs a same-day fix. The providers on this list all take direct calls and prioritise our owners' properties for emergencies.

Do you need a licensed tradesman for everything?+

For electrical and plumbing work in Portugal, yes — unlicensed work can void your property insurance if something later goes wrong. Cosmetic and general repairs (painting, furniture, blinds) don't require a licence.

How much do call-outs cost?+

Handyman call-outs run €30–€50/hour with no minimum. Licensed electricians and plumbers charge €50–€90/hour, usually with a 1-hour minimum. Emergency out-of-hours call-outs are 1.5x–2x.

Do these teams work weekends and evenings?+

Emergencies yes — burst pipes, no power, no A/C in summer. Non-urgent work (a wobbly door, a blown bulb) gets scheduled into normal weekday hours to keep the cost sensible.

Who authorises repairs during a guest stay?+

For issues under €150 we authorise the fix and inform you. Anything larger we call you first with a photo and a quote. This keeps guests comfortable without surprising you on the invoice.

Do I need an annual inspection for AL compliance?+

Yes — Portuguese Alojamento Local rules require an annual electrical and gas safety check, a working fire extinguisher and smoke alarms, and a first-aid kit on-site. The electrician and plumber on this list handle the paperwork.
