These are the licensed empreiteiros we call for that band, on jobs from €2k to €40k.

IMPIC-registered, VAT-invoicing, insured. Every contractor holds a valid alvará or is registered as an empreiteiro under IMPIC. No cash-only cowboys.

Why it matters

Small work, done right, keeps the villa rentable

Cracked bathroom grout, a scuffed hallway wall, a kitchen tap that drips — none of them lose you a booking on their own, but three or four together drop your review average from 4.9 to 4.6, and 4.6 on Airbnb costs you 15–20% of your bookings. Light renovations are the maintenance layer that keeps the listing at its price.

Between full-refurb years (typically every 5–7), a villa needs roughly €2k–€6k of light renovation work each winter to stay top-quartile in its price band. Owners who skip that year end up spending 3–4x as much when they finally have to catch up.

How the introduction works

Three quotes, direct contract

Send us a scope — even a rough one, with photos of what you want changed. We forward it to two or three empreiteiros from our list that we know are available in your target window. Quotes typically come back inside 10 working days, itemised by trade (labour / materials / IVA broken out). You pick, contract and pay the empreiteiro directly.

For jobs above €8k we recommend a written contract, milestone payments (30% start / 40% mid / 30% snag-signed-off), and either us or you doing a weekly site visit. Never pay 100% upfront.

Local context

IMPIC, alvarás and Loulé Câmara

In Portugal any construction firm working above small thresholds must be registered with IMPIC (the construction regulator) and hold an alvará stating which classes and values of work they're licensed for. Every empreiteiro on our list is checked annually. Hiring an unregistered contractor voids your building insurance and, if the work touches a load-bearing wall, can invalidate your AL registration.

Loulé Câmara Municipal is the licensing authority for Vilamoura. Response times on Comunicação Prévia filings run 30–60 days; full Licenciamento can be six months plus. If the work involves exterior changes, plan the paperwork ahead of the low season, not during it.

Common questions

What jobs count as 'light renovations'?+

Anything that doesn't touch the building's structure, façade or the number/position of rooms. Painting, tiling, plastering, replacing kitchen units, bathroom refits (same footprint), false ceilings, spot electrical and plumbing, terrace surfacing, new pergolas up to a set size. Anything structural or that changes the building's use needs a licensed architect and a Câmara process.

Do I need a permit for light renovations?+

For genuinely interior, non-structural work — no. For work touching the exterior (windows, façade colour, pergolas, roof) you often need a Comunicação Prévia or a full Licenciamento at Loulé Câmara. The contractor will flag which category your job falls into before starting; we can also loop in an architect if it's borderline.

How much do light renovations cost?+

Rough Vilamoura 2026 rates: repainting a room €300–€600, retiling a small bathroom €3k–€6k, kitchen refresh (doors, worktop, tap) €4k–€9k, full small-bathroom refit €7k–€15k, replacing a whole apartment's flooring €40–€90/m² installed. Get three quotes for anything over €5k.

Can work happen while the villa is still being rented?+

Sometimes. Small painting and touch-ups can slot into turnover days between guests. Anything with dust, noise or utility cut-off needs empty weeks — usually November–February. We help sequence the calendar so revenue loss is minimal.
